Summary:
This property is located in Charlotte County, Florida, 3 miles north of
the Lee County line. This beautful area along the east side of Burnt Store
Road is anchored by Burnt Store Marina and Resort on the south and the quaint
town of Punta Gorda on the north. The property is within the Urban Service
Area of the Charlotte County Comprehensive Plan. Village Residential
zoning is available for the property and allows up to 5 units per acre of
residential units as well as a small commerical component.
The total area of the property is 265 acres. Rezoning in
Charlotte County is dependent on having Transfer of Development Right Units (TDU
s). We have TDU s available for all potential residential units.
Boundary and environmental surveys have been performed on the
property, with all wetlands well dispersed across the land and not
connected. No threatened or endangered species were encountered
during these surveys. Many of the homes would overlook
natural preserves either on site or within the pristine flatwood lands
owned by the State of Florida.
