Summary:
Although this parcel was originally zoned for 786 units, we have submitted a revised concept plan that includes a lower density approach of 530 units, with 252 single family lots and 278 multi-family units. The site plan allows some flexibility in unit mix as long as the zoning constraints are followed. The 147 acres site is zoned to permit 530 units on 139 acres and neighborhood commercial on 8 acres.
Nestled in the wooded rolling hills north of Brooksville, Florida, Covington Hill is served by the City of Brooksville for water and sewer. The neighborhood is adjacent to and within walking distance of several public amenities, including Ernie Weaver Youth Park, Parrot Middle School, and Pasco Hernando Community College. The concept plan includes on site recreational facilities such as a clubhouse, swimming pool, tennis courts, basketball courts and lakefront park.
Covington Hill is only 7 minutes by car to the Suncoast Parkway, providing easy access to the Tampa metropolitan area, Tampa International Airport, and the University of South Florida. The neighborhood is only 5 minutes from downtown Brooksville with its historic neighborhoods, shops, government centers and restaurants.
