Summary:
Brandywine is located 5 miles west of LaBelle, Florida on Old Fort Denaud
Road (78A). The parcel is zoned for one unit per acre with a half acre
minimum lot size requirement. The main parcel is on the east side of the
road, with a smaller riverfront parcel 200 feet to the
north. The riverfront parcel can be developed into a park for
the use of neighborhood residents, and is permitted for a boat launching
ramp, picnic facilities, and onsite parking for cars and boat trailers.
One concept for the parcel is a 243 lot community themed after a
southern living look with modern homes that complement the southern
architecture typical of historic LaBelle and other small Florida
towns. A concept plan has been prepared including a scrubjay
preserve set aside for the enjoyment of these scarce and friendly
birds. An historic Indian mound and military trail will also be preserved
and incorporated into the neighborhood features. This concept plan is not
binding; variations are allowed as long as the zoning constraints are
followed.
Many of the lots will be lakefront or preserve view. On-site
recreational facililites will supplement the riverfront park. These
include a clubhouse, swimming pool, tennis courts, basketball courts and walking
trails.
Brandywine is only 1.5 miles north of State Road 80, a four lane
commuter highway providing easy access to the Fort Myers urban area and to
downtown LaBelle.
